REDEVELOPMENT PLAN UPDATE: June 30, 2008
Brethren Village is currently on schedule and within budget as the campus undergoes a massive redevelopment effort aimed at enhancing our current facilities and services. In addition to creating diverse residential options and employment opportunities, all aspects of campus construction are moving forward- changing the landscape of the community for years to come.
The addition to Fieldcrest, called Covenant Crossing at Brethren Village, is well underway with the brick façade and exterior windows now visible to those who pass by the campus. The expansion to the residential building will feature 135-new apartments, and a Village Store, Library, Resident Service Office, and a Resident Computer Area.
Current dining operations in Fieldcrest have temporarily closed through the fall of 2008 due to the construction of three new dining venues: Chive’s American Grill (Casual Dining), Perkissimo (Coffee Shop), and the Fieldcrest Dining Room (Leisure Dining).
Site work and construction preparation for a new Healthcare Center and Welcome Center continue at the west end of campus on the former site of Founder’s Hall, Rose Garden, and West Ridge, which were taken out of service during the months of May and June.
Construction drawings for healthcare, assisted living and the Welcome Center facilities were completed in May. These drawings reflect changes made by the Village to create a ‘just-like-home’ environment in the new buildings. It is expected that all building permits for these vertical structures will be granted by late summer.
Additionally, the Village received authorization from the Department of Public Welfare Office of Long Term Living to allow the Village to proceed with closing, delicensing, and decertifying 55 beds in our current healthcare center, as we prepare to transfer 120 replacement beds in our new healthcare center upon its completion.
A central campus parking lot was completed in May, adding an impressive 130 parking spots near the Garden Spot building for guests, Residents and Team Members. Various spaces are reserved for visitors to the newly relocated Thrift Shop, now on the ground floor of Garden Spot.
The child daycare center relocated to the former Administrative office area and reopened in early May. This new location offers additional storage and play areas for the center’s operations by UGRO Learning Centres.
In an act of stewardship by reusing our existing resources, Fairview Cottage, previously located on Fairview Drive, was relocated in June to its new home on Circle Drive and will be marketed to prospective residents.
A new facilities building to the Southeast of Fairview Meadows is under roof and on schedule for completion next month. This building will house the department operations of Transportation, Grounds, Renovations, Maintenance and similar functions.
Project economics are on budget and the Village received full funding for the redevelopment effort this spring. The fundamentals of our effort have not changed as this project still includes tax-exempt bonds, capital fundraising and new resident deposits.

REDEVELOPMENT PLAN UPDATE: March 1, 2008
Brethren Village is rapidly moving forward in our redevelopment efforts to transform our campus and enhance our existing healthcare and assisted living services. Coupled with creating additional residential options and employment opportunities, ground has been broken and construction is advancing in the independent living portion of the project, adding 135-new apartments to the Fieldcrest building.
Many visible changes have been noted on the campus including extensive site work in preparation for the storm water management system, removal of several trees and the pavilion, and construction of the new child day care center to be completed in late spring. In the following months, Founder’s Hall, West Ridge, and Rose Garden are expected to be taken out of service as clearing begins for construction of the new healthcare center and Welcome Center in early summer.
With the appreciated support of the Brethren Village Auxiliary, the ground floor of Garden Spot will be renovated for the relocation of the Thrift Shop. Also, 80% of team member relocations to temporary office locations have been completed. All moves will be finalized by the end of March as several buildings are prepared for the impending construction alterations.
The Village issued tax-exempt bonds in late January to supplement the costs of this undertaking. Project economics are now finalized and the Village has received full funding for the redevelopment. The fundamentals of our effort have not changed as this project still includes tax-exempt bonds, capital fundraising and new resident deposits.
BV’s design team is working to finalize the development design for the new healthcare center, Welcome Center, and assisted living facility. It is expected that completion of these plans will lead to final construction drawings available in April. As previously shared, the Village is focused on creating a “just like home” environment for residents of our new facility.

REDEVELOPMENT PLAN UPDATE: October 2, 2007
Brethren Village Retirement Community is moving forward with our major campus redevelopment effort as previously communicated in Spring 2007, and we want to update you on our overall project progress and highlight the key accomplishments we have made in recent months.
Building on our 110-year tradition and mission of caring for seniors, this redevelopment project called ‘Covenant Crossing at Brethren Village’ will greatly enhance our existing healthcare and assisted living services and will create additional residential options and employment opportunities. The Brethren Village team has progressed extensively from the conceptual to schematic to the final design development phase of project planning.
In past communication, we discussed details including: • a state-of-the-art, new healthcare center with 78-private living units and 42-shared private living units in a three-story building with a secure dementia unit and secure dementia outdoor courtyard • a new assisted living space featuring 36-private living units including studio, and one and two-bedroom spaces • a new assisted living memory support space featuring 25-private living units specifically dedicated to memory support residents • an expansion of the Fieldcrest building including 135-independent living apartments and enhanced food & dining, fitness space, and community space • a new Welcome Center that will feature a multipurpose gathering space, administrative & receptionist support space, and connecting walkways to and from the healthcare and assisted living spaces
As we progress through the final design development phase, our estimated overall project cost remains at $110-million. We would like to assure you that the fundamentals of our redevelopment effort have not changed. Our sources of funding for this project include tax-exempt bonds, capital fundraising and new resident deposits. And the Village leadership is currently exploring the scope and timing of a philanthropic campaign. We remain committed to providing more options and even better services for all residents.
A positive spirit of cooperation has been noted with various local municipal, authority and utility bodies that are involved in the review of project plans. The approval of these redevelopment plans is on schedule and Brethren Village leadership would like to thank these various bodies for demonstrating support in the expansion of the Village and meeting the healthcare needs of seniors.
The redevelopment effort has set forth several milestones we hope to achieve in the near future. By late-2007, we expect to begin site work and preliminary excavation of the independent living portion of the redevelopment effort located at Fieldcrest. We also expect to begin site work in the central part of our campus preparing for the new healthcare and assisted living areas beginning in mid-2008.
Lastly, we plan to move forward in late-2007 to early-2008 with finalizing project economics and securing permanent funds through tax-exempt bond issues. This more aggressive timeline is due to a favorable acceleration in new resident deposits for our independent living portion of the redevelopment.
The ‘Covenant Crossing at Brethren Village’ independent living sales office opened in June and is frequently visited by prospective residents. The number of new resident deposits thus far is ahead of schedule and exceeding projections. To date, more than 75% of the apartment deposits required to move forward with permanent financing have been reserved.
Again, as previously communicated, a small number of independent living residents directly affected by this redevelopment have or will be transferred to comparable, newly renovated units within our community. We are happy to share that the majority of residents have transferred to their new homes. We deeply appreciate the understanding, cooperation, and support of all residents involved in these transfers.

As you know, Brethren Village is currently undergoing a major campus redevelopment effort, as announced in October, 2006. We wanted to update you on our overall project progress and highlight the key accomplishments we have made in recent months.
As we move forward in bringing the concept of this redevelopment effort to life, we are pleased to be working with the following design professionals and partners including: • Greystone Communities, Inc. The Brethren Village team has progressed extensively from the conceptual to schematic design phase, and finally to the design development phase of project planning. In February, the Brethren Village Board of Directors unanimously supported the proposed schematic designs, which indicate that we are now 75% complete with the overall design of this project. In prior communication, the Village shared about eight design teams, comprised of residents, team members and professional architects, who were assembled to provide input on services and amenities to be included in this redevelopment. These teams provided valuable information to the design professionals through their feedback.
As we progressed through the schematic design phase, the need for an increase in square footage was noted, resulting in an overall project cost estimated to be $110-million. We are happy to announce that this increase in square footage will be added to our new healthcare center, assisted living, assisted living-memory support space, and common areas. We would like to assure you that the fundamentals of our redevelopment effort do not change, along with our sources of funding for this project which include tax-exempt bonds, capital fundraising, and new resident deposits. REDEVELOPMENT PLAN UPDATE: December 22, 2006
Brethren Village leadership is continuing to work with the architects, contractors, and design professionals to move our redevelopment efforts from the conceptual phase to the schematic design phase. In prior communication, the Village shared about the teams that were assembled to provide input on services and amenities to be included in these redevelopment spaces.
One particular outcome to note in this process of moving from the conceptual to schematic design phase is that we are now designing around a new option which will allow the Village to preserve six to eight of the cottage units originally slated to be taken out of service.
Leadership has communicated with all of the residents impacted by this change and they have responded positively. Those areas of the campus which continue to be impacted and where residents have agreed to relocate include two cottages, Brubaker Manor, Terrace Apartments, Rose Garden, and Founders Hall. This positive change will result in the transfer of fewer residents than originally planned.
Be assured that the overall scope of this project continues to include a new 120-bed health care center, an additional 36-beds of assisted living, 21-26 beds of assisted living memory support, and an additional 135-apartments at Fieldcrest.
